代表房市買氣的「移轉棟數」出爐！根據六都、新竹縣市地政局資料，10月整體交易量月跌3.3%、年跌9.9%，價格部分則月增4.4%、年增6.7%。對此，台灣房屋集團趨勢中心執行長張旭嵐表示，升息、股匯市震盪讓買方出價保守，但低利環境仍支撐賣方，雙方無交集，降低交易量，房市進入冷靜期。

張旭嵐認為，房市雖冷靜但不冷卻，第四季市場呈現「三低趨勢」，「交易量走低」區域天花板價的預售屋交易量會首先降溫，「賣方姿態放低」股匯市波動下，有資金需求的賣方放大議價空間，「著眼低總產品」首購等自住族群受限於升息壓力，仍以蛋白區、高CP值的低總中古屋為優先選擇。

購屋信心下修　買氣轉往蛋白區

台灣房屋集團趨勢中心協理江怡慧說，目前房市呈現短空長多， 10月房市表現，短期受到房價高檔，通膨壓力尚未緩解、民眾對經濟展望轉趨保守等影響因素，股市一瀉千里，許多股民資產縮水，加上環境景氣偏冷，連帶影響民眾實質購買力，買方加價無力，觀望氣氛重因而拉長購屋猶豫期，使得近期購屋需求持續下降，產生需求遞延現象。

江怡慧指出，根據國立中央大學台灣經濟發展研究中心調查發佈10月份消費「購買房地產時機」指標為102.65點，較上月102.7點下修了0.05點，顯見民眾對房地產購買信心仍低，若從修正幅度來看則處於震盪整理，購買信心似乎出現緩跌訊號，值得留意。
